Assistant Project Manager
Summary:
The Project Manager will provide management oversight through all phases of the construction project, including employees, subcontractors, materials and equipment, ensuring that specifications are being followed, and work is proceeding with quality, on schedule, and within budget. The Asst. Project Manager reports directly to the Pre-con Manager and President of the company who oversees the performance of all our projects.

Asst. Project Manager Qualifications:

5+ years of project management experience

Post-secondary education in Construction Management

Strong construction design abilities
-
Strong written and oral communication skills

Strong interpersonal skills

Strong negotiating skills

Strong computer skills in Microsoft Office, Microsoft Project,

Familiarity with dispute resolution

Financial and Job costing knowledge

Basic estimating skills

Roles & Responsibilities:
Documentation, Reporting and Risk Management

Review documents, project drawings, contracts, and specifications in detail and inform the appropriate team about potential issues or conflicts.

Review and enforce sub-contractor contracts and identify discrepancies in scopes of work.

Advise project team of potential problems, work interferences, and schedule difficulties, while assisting in resolving conflicts.

Maintain solid documentation, complete daily site reports, POs, and project photos.
-
Manage all required municipal and provincial inspections.
-
Provide daily site reports with progress photos.
-
Review drawings to identify issues prior to the works being started.
-
Document all trade deficiencies, accidents, or items VCM managed or paid for items in the project “accountability list”
-
Write, review, and submit RFI’s to the RFI manager and provide solutions to the problem in the request.

Review and coordinate shop drawings
-
Assist with tendering, quantity take-offs, and tender analysis
-
Control project documents
-
Prepare contracts and confidently negotiate revisions, changes, and additions to contractual agreements.
-
Responsible for the proper administration of construction contracts and for obtaining all necessary permits and licenses
-
Supervise site superintendents, reviews their reports, check on any reported difficulties, and correct any safety violations or other reported deficiencies
-
Report to owner, president, and manager about progress and any necessary modifications of plans or specifications. Plan, implement, track and close-out / turnover of construction projects.

Manage day-to-day operational and tactical aspects of multiple construction projects
-
Proactively identify changes in project scope and ensure appropriate measures are taken
Budget & Cost Control
-
Review the General Condition / Requirement budget and any provided estimates to understand the project, and plan to avoid costly issues and project delays.
-
Effectively monitor expenditures, review invoices in detail, and manage labour and material costs.
-
Manage trades and the work in such a way to prevent change orders and prevent added costs
Scheduling
-
Prepare and maintain construction schedules, and identify and solve potential scheduling problems, and advise the Project team of any deviations or potential deviations from the overall schedule or critical path.

Track and control construction schedule and associated costs to achieve completion of projects within the time and budget allocated
-
Order materials and equipment and request sufficient manpower throughout the project to maintain schedule and productivity.

Identify potential delays prior to them taking effect and ensure they are resolved quickly.

Produce 3 week look ahead schedule using pull/push planning
Health & Safety
-
Promote a safe and healthy work environment for all personnel on site, monitor safety performance, and oversee the Site HSE Coordinator / Construction Safety Officer.
Relationships & Leadership

Supervise and develop project coordinators through regular feedback, training, and coaching.

Provide mentorship

Lead project meetings with internal and external parties.

Maintain VC Management Inc.'s professional image and keep a clean and organized job site and site office.
-
Dress in a professional manor to keep VC Management Inc’s professional image. This includes wearing the VCM supplied PPE and apparel and to ensure they are kept in good condition or replaced.

Lead your project team with the same professionalism and encourage the same from junior staff.

Supervise activities of suppliers, subcontractors, and sub-trades.
Quality
-
Adhere to VC Management Inc.'s quality standards, monitor the performance of sub-contractors, and implement techniques to ensure quality issues are addressed proactively.

Create a quality control program for the project and ensure it is implemented to prevent quality control issues arising.
